Dubai to Welcome 400-Metre Rockefeller Business Tower on Sheikh Zayed Road
- Oct 24, 2026
Dubai is set to welcome a new landmark commercial development as real estate developer LMD unveils the Christian A. Rockefeller Business Tower, a 400-metre, 87-storey office tower on Sheikh Zayed Road. The project marks the global real estate debut of the Christian A. Rockefeller brand and aims to introduce a hospitality-led approach to the modern workplace.
Designed as a premium corporate destination, the tower will bring together Grade-A office spaces, hotel-inspired services, wellness facilities, restaurants and business lounges. The development is scheduled for completion in Q2 2031 and will feature four office collections alongside five dedicated amenity floors, including two focused on health and fitness.
The project is being developed in partnership with Christian A. Rockefeller, a sixth-generation descendant of the Rockefeller family, represented by Iconique Living Group. UAE-based consultancy Devmark will oversee sales and marketing.
Hamad Al Abbar, Managing Partner of LMD UAE, said the development reflects the company's confidence in Dubai's position as a leading international business hub. The concept builds on LMD's experience in creating integrated, hospitality-led destinations across Europe, Egypt and the UAE, extending the traditional office environment with services designed to support productivity, wellness and corporate engagement.
A Rockefeller Legacy in Dubai
The Rockefeller name has a longstanding association with American business, investment and urban development. Dubai was selected for the brand's first real estate project because of its focus on investment, architectural ambition and long-term value.
Christian A. Rockefeller described the international launch as a decision based on readiness rather than visibility, highlighting his family's legacy of long-term thinking and its association with building institutions, infrastructure and cities designed to endure.
He also identified LMD as the right partner to bring the concept to Sheikh Zayed Road. According to Daniel Kormann, Managing Director of Iconique Living Group, the project represents the first stage of a planned international expansion of the Christian A. Rockefeller brand.
Devmark Chief Executive Sean McCauley noted that the tower's location, flexible office configurations and extensive amenities would distinguish it within Dubai's commercial real estate market.
The development is situated between Business Bay and Burj Khalifa/Dubai Mall Metro stations, providing access to Downtown Dubai, the Dubai International Financial Centre (DIFC) and Business Bay.
Offices Designed Around a Hotel-Style Experience
The tower's hospitality-focused concept will begin with a triple-height arrival lobby featuring artwork and a water installation. Retail outlets are planned for the ground and first podium levels, while cafés and restaurants will occupy the second podium.
The wellness facilities will include a spa with treatment rooms, sauna and steam facilities, ice rooms and relaxation areas. Outdoor amenities will feature an infinity pool, padel court, meditation spaces and landscaped retreats.
A dedicated fitness hub will offer cardio and strength-training equipment, functional training areas and studios for yoga, Pilates, spinning and martial arts. These facilities are intended to create a more comprehensive workplace experience within the building.
At the top of the tower, Level 87 will house a sky business centre featuring co-working areas, meeting rooms, podcast studios and private call pods. A ballroom, outdoor terrace and Observatory pool will provide additional spaces for corporate events, meetings and hosted gatherings.
Architecture and Office Configurations
The tower's architectural design will feature a curved, ribbed glass façade, planted terraces and a pointed crown, creating a distinctive silhouette along Sheikh Zayed Road. Its interiors, designed by Bahrain-based International Design Associates, will draw inspiration from Art Deco architecture, Manhattan lofts and contemporary New York design.
Office spaces will be available in a range of configurations, from individual units to half-floor and full-floor options. The Presidential collection, located on full floors between Levels 71 and 80, will start at approximately 11,541 square feet and include private terraces.
The building will also feature 23 elevators, including high-speed double-decker lifts, and more than 1,100 parking spaces to support its anticipated business community.
Sales and Project Timeline
The Christian A. Rockefeller Business Tower is scheduled for completion in the second quarter of 2031. While LMD has not announced pricing details in its launch announcement, the development is available for sale through Devmark.
Prospective buyers can visit the project's sales centre at Anantara Business Tower in Business Bay to learn more about the office collections and investment opportunities.
