Mashriq Elite Begins Construction on Floarea Breeze at Dubai Islands

Mashriq Elite Real Estate Developments has commenced construction on Floarea Breeze at Dubai Islands, officially breaking ground on the developer’s sixth residential project in Dubai. The waterfront development will comprise 52 premium residences, including 48 apartments and four townhouses, designed to offer an elevated island living experience.

Floarea Breeze is positioned as an exclusive waterfront community, featuring one-, two-, and three-bedroom apartments, with prices starting from AED 1,799,000 for a one-bedroom home. The project is expected to be completed in the third quarter of 2027.

Commenting on the milestone, Kamran Muhammad, Chairman of Mashriq Elite Developments, said the groundbreaking of Floarea Breeze marks an important step in the company’s growth journey and reflects its commitment to delivering signature lifestyle developments across Dubai’s emerging and high-demand locations.

He added that the Dubai Islands offer a unique blend of premium coastal living and strong connectivity to the city’s key landmarks, making it an attractive investment destination for both end-users and investors. This growing appeal is evident in the strong demand for residential units across the island community.

According to Dubai Land Department data, investment activity in the Dubai Islands has continued to rise significantly, with sales reaching AED 6.1 billion across nearly 2,000 transactions during the first half of 2025.

Floarea Breeze is a G+P+6+R residential development spread across a 26,975 sq. ft plot. The project will feature 12 one-bedroom apartments, 24 two-bedroom apartments, and 12 three-bedroom apartments, in addition to four townhouses. The townhouses range in size from 1,847 to 1,895 sq. ft, while one-bedroom apartments measure between 878 and 1,049 sq. ft. Two-bedroom residences with a study and maid’s room range from 1,316 to 1,711 sq. ft, and three-bedroom units range from 1,474 to 1,697 sq. ft.

Floarea Breeze enjoys excellent connectivity, with the Dubai Islands Mall, the beach, marina, and public park all accessible within a five-minute drive. The development also benefits from seamless access via the new bridge connecting the Dubai Islands, along with the existing Infinity Bridge. Its strategic location places it within easy reach of major destinations such as Downtown Dubai, Burj Khalifa, Dubai Frame, and the Museum of the Future.

The development will feature a grand lobby, refined designer corridors, and apartments finished with floor-to-ceiling Italian tiles, premium wood detailing, and integrated smart home systems, creating a contemporary coastal living environment.

Floarea Breeze follows Mashriq Elite’s recent project launches, including Floarea Skies in Jumeirah Village Circle, which offers 192 premium units, and Floarea Oasis in Dubai Land Residential Complex, featuring 257 designer apartments. Earlier this year, the developer successfully handed over Floarea Residence in Arjan, comprising 206 apartments.

Mashriq Elite currently has a strong pipeline of more than 1,200 residential units at various stages of planning and development across Dubai. Upcoming projects include Floarea Vista in Discovery Gardens and Floarea Grande in Arjan, as well as future developments planned in Meydan District 11 and Dubai Production City.
