Arada Launches Inaura Downtown, Redefining Wellness-Led Living in Dubai

Arada has announced the launch of Inaura, a new fitness-driven hospitality and branded residences concept, with its first development, Inaura Downtown, located in the heart of Downtown Dubai. Valued at AED 1.7 billion, the project is set to open for sales by the end of January and marks a bold step in the evolution of wellness-focused urban real estate.
Inaura is built around the idea of kinetic wellness—a philosophy that integrates movement, balance, and everyday wellbeing into daily city life. The concept reflects a growing global shift toward homes and hospitality experiences that actively support physical vitality rather than treating wellness as an afterthought.
Architecture Inspired by Energy and Movement
Designed by internationally renowned Dutch architecture firm MVRDV, Inaura Downtown will rise more than 200 metres across 42 floors, adding a striking new landmark to Dubai’s skyline. The tower’s defining feature is a dramatic central orb, conceived as a social and dining destination offering uninterrupted 360-degree views of Burj Khalifa, Business Bay, and Dubai Mall.
The architectural narrative evolves vertically, with lively, city-facing spaces at lower levels gradually transitioning into calmer, more private residential environments above—mirroring a journey from activity to restoration.
Branded Residences and Luxury Hospitality
The development features a luxury hotel alongside 114 branded residences, including a rare collection of full-floor homes, duplex five-bedroom Sky Villas, and the signature Sky Penthouse, a three-storey, six-bedroom residence. The residential offering is completed by one- to four-bedroom apartments, each designed to balance comfort, functionality, and long-term liveability.

Residents and guests will have access to a 3,000 sqm multi-level Formative gym and fitness centre, featuring dedicated studios for yoga, Pilates, boxing, and dance. The tower also includes a medical clinic, a holistic spa offering cryotherapy, hydrotherapy, and immersive sound and bath therapies, as well as multiple dining destinations located across the podium and within the signature orb Sky Lounge.
Additional shared spaces include co-working areas, meeting rooms, a cinema, library, and dedicated children’s play zones, creating a well-rounded environment for living, working, and socialising.

The tower is LEED Gold precertified, underscoring its commitment to sustainability, long-term performance, and wellbeing-led design.
