Nakheel Unveils First Villas for Sale on Palm Jebel Ali Island, Dubai

Real estate master developer Nakheel has officially launched the sale of the first villas on the expansive Palm Jebel Ali island, revealing an impressive project that spans 13.4 square kilometers—twice the size of the renowned Palm Jumeirah. The visionary masterplan for this palm-shaped island was unveiled earlier this year by His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice-President and Prime Minister of the UAE and Ruler of Dubai.

The eagerly awaited release focuses on four fronds, featuring Coral and Beach villas, each available in eight distinct styles. Drawing inspiration from the "beauty of nature," both villa types embody the serene blue waters, white beaches, and pristine surroundings that future residents will enjoy.

Rasha Hasan, Chief Commercial Officer of Nakheel, expressed excitement about bringing Palm Jebel Ali to market, emphasizing the island's transformative role in shaping the city's future and establishing itself as a world-class lifestyle destination. International and regional architectural firms have collaborated on the villa designs, incorporating floor-to-ceiling windows for panoramic views of private beaches, a soft and neutral palette, and luxurious finishes within the exclusive private frond neighborhoods.

The emphasis on health and well-being is evident in the design, with wide walkable streets on the fronds, providing pedestrians and cyclists access to the beach through pocketed parks. The frond streetscape is designed to be predominantly green, with ample shading provided by trees.

Palm Jebel Ali boasts the longest coastline of any destination in Dubai and is strategically located within Dubai's future growth center, connected via the Sheikh Zayed Road (E11). Upon completion, the island will feature seven islands and 16 fronds, adding a total of 91 kilometers with three access points.

The development promises “enhanced waterfront living” with extensive green spaces, accommodating over 80 hotels and resorts, along with unique retail and dining experiences. Palm Jebel Ali is poised to kickstart a new growth corridor aligning with the Dubai 2040 Urban Master Plan, further solidifying its significance in the city's evolving landscape.
